New major deal in the Bavaria Towers: Bayern Projekt leases almost 10,000 square meters to design offices

»» Largest letting in the Bavaria Towers to the leading corporate coworking provider

Munich, April 2019 - Modern flexible office spaces for the most modern high-rise ensemble in southern Germany: The project developer Bayern Projekt is continuing its series of successes and has now leased almost 10,000 square meters of gross floor space (GFA) to Design Offices GmbH. The corporate coworking provider, which is one of the leading and most innovative on the market, is moving into the 83-metre-high Sky Tower, the tallest tower of the four-part high-rise ensemble at the eastern gateway to Munich, its seventh location in the Bavarian state capital. Sven Renz, Managing Director of Bayern Projekt: "Design Offices embodies the working culture of tomorrow. In this respect, the concept fits in perfectly with our project and we are delighted that this innovative coworking provider will now also be at home in the Bavaria Towers. All in all, Design Offices harmoniously rounds off the office concept of the towers".

Design Offices plans to open the first areas of the Sky Tower in June of this year and will expand the Flexible Office Spaces in its latest design office style by then. Michael O. Schmutzer, Managing Director of Design Offices GmbH: "The Bavaria Towers are Munich's new landmark, stand for the office worlds of the future, offer innovative service concepts, and all this in the strategically highly interesting location of the state capital. We are always on the lookout for the best locations in the respective markets and are therefore very pleased to be able to offer our customers space in the Bavaria Towers in the future as well. The landlord Colliers International Deutschland and the tenant Jones Lang LaSalle acted as intermediaries.

Design Offices - inspiring working landscapes for new ideas
In times of digitalisation, sharing economy and new work concepts, the demands on flexible and high-quality work environments have increased. Design Offices recognized this development early on and is now Germany's leading provider of corporate coworking and spaces for agile work. At more than 27 locations, the New Work pioneers offer adaptable office landscapes and cosy coworking areas as well as multifunctional workshop rooms and impressive event areas with high design standards. Design Offices' spatial concept is based on scientific studies and many years of experience and offers a unique combination of furniture, functionality and full service - to increase creativity. Design Offices offer the perfect atmosphere for companies and project workers to concentrate fully on developing their ideas.

Successes in series
The letting to Design Offices is the largest deal Bayern Projekt and Zurich Insurance plc have ever been able to conclude in the Bavaria Towers, and follows on seamlessly from the successes of the previous year. In 2018 alone, Bayern Projekt leased more than 50,000 square meters in the ensemble, including the international pharmaceutical company Ipsen Pharma, a Silicon Valley tech company and other market-leading companies from various sectors, from IT to consumer electronics.

Munich's new city gate
As the first high-rise project to be approved within the city limits in recent years, the Bavaria Towers at the corner of Einsteinstrasse and Prinzregentenstrasse represent a new milestone in Munich's recent history. The ensemble of four towers impresses, among other things, with its organic, ultra-modern design language, which also sets new accents in international high-rise architecture. The towers - the Sky Tower (83 metres), the Blue Tower (72 metres), the Star Tower (46 metres) and the White Tower (53 metres) - are visible from afar and at the same time form a new urban quarter of their own, characterised by the 4-star business hotel Hyperion, a high-quality gastronomy offering, forward-looking local supply - from the retail shop with fresh products to the parcel reception with changing room for online shoppers - and sufficient parking space for cars, e-mobiles and bicycles.
