Bavaria Towers: Real I.S. and Universal-Investment acquire Blue Tower for Bayerische Versorgungskammer

Munich, February 6, 2020 - Real I.S. AG has acquired the 72 meter high "Blue Tower" of the "Bavaria Towers" high-rise ensemble in Einsteinstraße in Munich from the Bayern Projekt Group and the Von der Heyden Group. The investment was made for a fund of the Bayerische Versorgungskammer (BVK), which is managed by Universal-Investment as AIFM in Luxembourg. The investment and asset management mandate of Real I.S. comprises not only the purchase but also the complete asset and SPV management. The parties have agreed not to disclose the purchase price. The seller side was advised by Colliers International and Arnecke Sibeth Dabelstein in connection with the sale, the buyers by Neuwerk.

The fact that we were able to sell the Blue Tower to such a 'renowned new owner, who also has Bavarian roots, is a nice and rounded conclusion to this project". With 18 storeys, a height of around 72 metres and a gross floor area of around 24,000 sqm, the Blue Tower is the second highest tower of the four-part high-rise ensemble, which is virtually fully let with a marketing level of currently 95%. The main tenant of the Blue Tower is NVIDIA, a world-leading high-tech company and one of the largest developers of graphics processors. Other users include eGym, BayernHeim and Golding Capital Partners, who recently moved into the Blue Tower. The project on the corner of Einsteinstrasse/Prinzregentenstrasse was completed last year after more than fifteen years of preparation, planning and construction. Initiator and developer of the high-rise ensemble at the eastern entrance to Munich is Bayern Projekt Gruppe with the two investor partners Von der Heyden Group and Zurich Group Germany. The ensemble was the first major high-rise project to be approved in Munich for a long time and is now completely reshaping the cityscape in Munich's east.
