As Munich's most modern real estate ensemble, the Bavaria Towers today redefine the eastern city entrance to Munich. Four spectacular skyscrapers have been built in a perfect location, enriching the Munich skyline as another architectural landmark with their sloping roofs and softly curved shapes. An ensemble of superlatives with approx. 77,000 sqm GFA and a total investment volume of over 500 million euros has been created, which will serve as the new headquarters for leading global companies such as Ipsen Pharma, Biogen, NVIDIA and Samsung.

Based on our vision for a high-rise project, Bayern Projekt secured the first plots of land at the prominent urban location in the east of Munich back in 2004. As developer and joint venture partner, Bayern Projekt implemented the development of the Munich landmark project together with its partners, from acquisition to successful sale. After acquisition in early 2007, a new, higher-quality building right for a high-rise ensemble with approx. 77,000 m² GFA was created via a top-class, international architectural competition and planning was commissioned to achieve planning permission. In 2015, realisation began with the demolition of the old existing buildings. The completion of the four towers took place from 2019 to 2020. In 2021, the sale and handover to the various new institutional owners took place.

Together with the English private equity investor Europa Capital, we successfully acquired the headquarters of Telefónica Deutschland in March 2017, in the Moosach district of Munich. For three-digit million amount, we were able to conclude the purchase agreement as part of a joint venture, for the 38,000 square meters of rental space at Georg-Brauchle- Ring 23-25. With one of the largest real estate transactions in Munich in 2017, we have maintained our market position and diversified our development portfolio. In the years 2019 to 2021, we have redesigned the building with an innovative concept and extensively renovated it after obtaining the building permit, and repositioned it on the market.

Following acquisition of the property portfolio in 2008 a new planning permission was created for a modern office and commercial project with 5.000 m² GFA corresponding to the market position. The project was fully rented prior to construction start and sold to a private investor following realisation and handover to the tenants in 2013.
